Planning
Planning Your New Project

Wish lists are wonderful things. They allow flights of fantasy to a place where everything is perfect. Turning these dreams into reality, however, requires a complete, workable plan. The plan for your project should list the intended uses of the space and a detailed list of items required. Be sure to include any necessary repairs in your plan.

Estimating
Estimating

1. We give free estimates to all customers and are available from 8:00am-5:00pm Monday through Friday.

2. If drawings are needed for your project, for instance a Basement or Kitchen Remodel. We charge $250.00 to $350.00 for the drawing.

3. If a full-scale blueprint is needed, we usually charge 10% to 12%of the total job cost.

Design
Design Professional

The next step is to sit down with our designer and get ideas on what you want to achieve. Good communication is key to achieving your goals. To help express your ideas, start a clipping folder. Use it to keep articles and photographs cut from magazines that show ideas and design details that appeal to you. Add product brochures or advertisements that you can share with the designer. The designer will ask questions about your lifestyle, how you live, your daily routine, and your project goals. Once that information is obtained the designer will give you a budget on what he thinks the project will cost. If the customer approves of the budget, we proceed to the next step which is the designing stage. A drawing or blueprint is submitted within one to two months to the customer, along with a written estimate for the project. All plans produced by the designer must first be reviewed, approved, and stamped by a registered structural engineer.

A written or verbal approval of the estimated price is needed in order to go to the next step.

Contract
Contract

Once the estimated price is approved, a contract is printed and signed by the homeowner and by P. L. Johnson Construction. It contains the following:

B. A precise description of all work to be completed by the PLJC, Inc. and subcontractors, and a description of all materials that are to be installed.

C. The total cost of the job, including all materials, labor, and fees.

D. A schedule of payments that you will make to P. L. Johnson Construction, Inc. Most small contracts stipulate a 1/3 up front, 1/3 in the middle of the job and 1/3 at the end of completion. On larger projects there are more payment.

E. A work schedule with calendar dates specified for the completion of each stage of the project. The schedule includes an allowance for materials cost.

F. A "right of recision" that allows the homeowner to back out of the contract within 72 hours of signing.

G. A certificate of insurance that guarantees that PLJC, Inc. has the appropriate insurance.

H. A two-year warranty and a six month follow up on all work.

I. A description of change-order procedures stating what will happen if you decide to make alterations to the plans or specifications after the contract has been signed. The description includes a fee structure for change requests.

Small Job Services
Small Job Services

There is no job too small for P. L. Johnson Construction, Inc. Most jobs that are too small to give an estimated price, will be priced on an hourly basis.

A. We charge $49.00 for a service charge. That is $49.00 just to show up at the job- site.

B. An hourly rate of $84.00 is charged for one worker.

C. An hourly rate of $105.00 is charged for a job needing two workers.

D. A materials list and prices are separate from the labor prices.
